The Chapman Building is listed as a City of Los Angeles Cultural Monument

The historic downtown Los Angeles Theater District is getting set for its newest premier—The Chapman.  Heritage Group Development has announced that the famed Chapman Building (now known as The Chapman) is offering one-of-a-kind flats for sale with a summer 2007 occupancy anticipated.  The building, which is set amongst one of the city’s most vibrant streets, is located a mere walking distance to downtown’s greatest attractions and amenities, including: Staples Center, the new Ralph’s Supermarket, Walt Disney Hall, The Broadway Bar and more. The Chapman is set to take part in the upcoming Downtown Los Angeles Open House Weekend on March 10th and 11th

Completed in 1912, the flats at The Chapman are built in what was one of Los Angeles’ original skyscrapers; standing at 150 feet and 13 stories, the building was at the center of Downtown Los Angeles life for the first part of the twentieth century. No expense was spared in the erection of the building—it was completely fireproof, all doors and casings were made of steel with mahogany finish, and imported marble lined the lobby and corridors.  Additionally, the building was the home of the country’s first Bank of America, and it was the pride and joy of its owner, Charles C. Chapman.

While downtown’s new renaissance is well documented, the flats at The Chapman are the first of their kind in the historic Theater District—home to the nations most lavish and grand theaters/movie houses dating back to the 1920’s and 1930’s. Today, the landmark building enters the 21st Century as The Chapman, and it will no doubt be the catalyst for the continued restoration of the district’s other historic venues.

The striking turn-of-the-century architecture is seamlessly combined with modern amenities—blending the splendor of the past with the contemporary luxuries of today.  From the grandeur of the restored lobby, wood casework, stunning staircase and antique chandelier to the rooftop gardens (which feature a 360 degree view of Los Angeles) to ground-floor retail spaces, the flats at The Chapman are unique in style and scope.  Key to the restoration was taking great care to not forget the past; this includes historic entry doors on each unit, restored brass and mahogany elevators, original floor tiles combined with polish cement floors, exposed brick walls and original large windows offering unprecedented views of the bustling neighborhood below.  Its modern amenities include new stainless steel kitchen appliances, modern but classically designed bathrooms and lush rooftop gardens.

“The downtown Theater District is still an undiscovered gem in this city,” explains Mark Farzan,” Managing Partner of Heritage Group Development.  “Only at The Chapman can people live amongst some of the greatest theaters ever built.  When you walk down Broadway you literally feel the pulse of the city, and the architecture of the great theaters and buildings surrounding The Chapman is magnificent. It truly is where all elements of downtown combine to become a new urban landscape.  Where else can you walk outside and buy just about anything you need?  Broadway is actually one of the busiest retail districts in the city.  Hopefully, the future residents of The Chapman will leave their mark on this ever-changing neighborhood.”

The building today now features 168 stylish urban flats for sale; hosting expansive hallways highlighted by the original floor tiles, marble walls and staircases, along with massive wooden glass fronted entry doors and distinctive architectural cornices and columns dating back to the early 1900’s.  The flats range from 600 -1,300 square feet and present kitchens with contemporary slab door cabinets in a walnut finish, stainless steel hardware and Caesar Stone counters in Lagos Blue with metal tile backsplash or Oyster Terrazzo with tumbled stone backsplash.

The Chapman Sales Gallery to open March 10th.  Premier Sales Weekend slated for May 2007 and move-ins at The Chapman are anticipated to begin in summer 2007.   Prices starting in the low $300,000’s with penthouses being offered at just over $1 million.
